Every guide in our learning center is reviewed and signed off by Michael Hernandez, a licensed mortgage loan originator (NMLS #192103) with Pacific Bay Lending, before it publishes. The byline on each page links to his author profile, and his license is verifiable on NMLS Consumer Access. We do not publish anonymous financial advice.
How our content is created (AI disclosure)
Some of our guides are drafted with the help of AI tools to organize and speed up the first draft. AI is never the final word: every page is then reviewed, corrected, and approved by a licensed loan officer for accuracy, completeness, and compliance before it goes live. We disclose this openly because you deserve to know how the information you rely on was made.
Why each page exists
We write to answer a real question a Tennessee buyer or homeowner actually asks — not to chase a keyword. If a page can't help you make a better-informed decision, we don't publish it. Where it adds value, we ground guides in real data (housing-market figures from our own listings, plus public sources like the CFPB, HUD, FHA, and THDA) and cite where the numbers come from.
What we will not do
We do not advertise a rate or payment as an offer. Any illustrative number carries an estimate-only disclaimer and is never presented as an APR offer or a commitment to lend. We do not use steering language or anything that references a protected class. We do not make guaranteed-approval, instant-approval, or 'everyone qualifies' claims. These are bright lines, not preferences.
How we keep content current
Program rules, limits, and market figures change. When a licensed loan officer reviews and updates a page, we update its 'Reviewed by … on <date>' line to the real review date. We don't fake freshness by auto-stamping a new date on unchanged content.
Corrections
If you spot something inaccurate or out of date, tell us and we'll review it. Accuracy on money topics matters more than being first, and we'd rather fix a page than leave a borrower with the wrong information.
